I wanted to talk about appraisals and home inspections because many of you ask, "Hey, sometimes it seems like I need an appraisal, sometimes I don't. Is that because of the lender? Is that because I am using a broker? What is up with this situation?" Well the short answer for home inspections is a lender will never ask you for a home inspection. That is something for your own peace of mind, and I highly recommend that you do that if you are buying a home. You want to make sure that everything is in tip top shape or if it isn't, you want to know what kind of money you are going to be forking out for this house over the course of the time that you live there. So the inspection is for you, never for a lender. A lender will not ever, as far as I've seen, request an inspection. So that can save you a couple of dollars if you feel really confident in what the home structure is like. An appraisal however is much different. I always try to instill in people that you are not getting a loan based on goodwill. You're getting it based on the value of the collateral, ie, the house. So with that in mind, the banks want to make sure that if you are buying a house for $400, 000, that it is worth $400, 000. Because the whole five percent down, 10 percent down, that is a hard and fast rule. And it has to be five or 10 percent down of the market value, not of the purchase price, of the market value. OK? Manhattan Federal Judge Alvin Hellerstein has declined to hold the CIA in contempt for destroying videos that it had been ordered by the courts to preserve. The case revolves around 92 videos, depicting hundreds of hours of interrogations of detainees. The tapes allegedly contained evidence of torture, and the CIA was ordered by numerous courts to produce the videos in relation to lawsuits arising from torture allegations. The 9/11 Commission also demanded that the tapes be produced. Instead, the agency destroyed them. Although the Obama Justice Department had already decided last year that no criminal charges would be filed for this blatant obstruction of justice, Judge Hellerstein's recent ruling insures that the agency will not even face civil sanctions or so much as a contempt order for willfully breaking the law. In his ruling, Judge Hellerstein, the very judge who had ordered the CIA to produce the tapes in September of 2004, notes that the agency had instead provided a description of what they say was on the tapes and "implemented new protocols" to insure that they don't destroy evidence again, so there is no need to hold them accountable in any way. Judge Hellerstein's decision is not without precedent. In 2010, Obama's Office of Legal Council wrote a memo arguing the legality of Obama's secret list of assassination targets, a list that apparently includes American citizens who have not been convicted or even charged of a crime. In Loving Memory - Jacob - 17th April 2009 - 29th April 2010 at 12 pm on the 29th April 2010. Jacob was put too sleep. Just 10 days after his 1st birthday, my Welsh B colt came down with colic. We put him in the stable with Star overnight, and if he hadn't passed droppings overnight, we would keep in in for the day. In the morning he hadnt passed, so we kept him in, by 12pm I was worried, and called people I knew. My mum was flying out to Bahrain that day, so couldn't help me, I was alone, and I didn't know what too do. I called the vet and she arrived just after half 12. He was flushed 3 times without success and had 3 rectal examinations, where she found a solid blockage in his intestine, and infront of it, a large gas bubble that was so large it was touching the side of his barrel, it made him bloated and he was in alot of pain, his stomach was full of gas and we couldn't get it out. She took a blood sample back to the vets and said she would call me in 2 hours. We had a choice, He needed urgent attention, something was wrong, this didn't usually happen, we could either take him to Bell Equine Centre, or put him too sleep, or leave him overnight, but he was in too much pain to be left overnight, so i called everyone I knew about transport, we couldn't afford the transport services as my mum wasn't here and no one i knew had a towbar, after hours, we got Blade's old owner kirsty to drive my car and box, and we rushed him too hospital. Hey Guys, My name is Keith Mosher and this is my entry into the Youtube "Your Film Festival". The title of the film is "Here and Now Thereafter". I wrote this film primarily as a tribute to fallen soldiers...and produced it specifically for this competition. Being an Army Veteran, this subject matter strikes close to home for me, and I hope it touches your heart in the same way. We shot this film on February 16-18, 2012 in Las Vegas Nevada. On set we spent 18 hours filming, and about 30 days for post-production. We used three cameras: 2 Canon T2is and 1 Canon T3i. It was edited using Final Cut Pro X. The budget for this film was $250 which primarily went to feeding the cast and crew for three days. Originally the script focused on Army soldiers, but I was unable to acquire authentic Army uniforms in the two weeks I had before principal photography was scheduled to begin. During a random chance encounter I met a former Air Force soldier who had a ton of uniforms and equipment he said we could use. So with one week left, I rewrote the script using Air Force personnel as my characters. Behind the scenes, I had a retired Air Force Military Consultant, Karl Hinkamp to insure we were as accurate in our portrayal as possible given our budget restrictions. So at the time of loss the insurance company will pay (up to the policy limit) to replace your property with like kind and quality for it's replacement cost less depreciation. Depreciation is not an easy thing to define as different building materials depreciate at a different rate.
